We collect on the first day of the month how many homes are on the market and how many are marked pending and sold using off market dates as opposed to closing date. Now especially since we have to mark short sales as pending when there is a signed contract, we realize that the numbers will be inflated, but we feel they give us a glimpse of where the market is headed. But when I need an accurate view of the past, your stats are great. I haven't used it yet but the YTD stats really shows what's selling in different price ranges, which does show that the overall change in average prices is truly difficult to discern. When we first decided to put the stat reports out we wanted to make them attractive to the consumer, easy to understand and provide the information necessary for our members to be able to talk about the local market with their clients.
